[Saltwater Shores at Diamond Beach](https://saltwatershores.au/saltwater-shores-diamond-beach-lifestyle-blog/the-saltwater-shores-location-everything-within-reach) is an approved community title subdivision with civil construction underway. The NSW Mid North Coast includes established coastal centres such as Port Macquarie, Taree and Forster, together with smaller beachside communities extending south to Seal Rocks. Buyers looking in the region are often seeking genuine beach access, a strong sense of place and enough regional infrastructure to make permanent or part time coastal living practical.     #### Why the Mid North Coast Is Worth a Closer Look The region's appeal comes down to fundamentals. It is less intensely developed than Port Macquarie or Byron Bay, and that is part of the attraction. Communities are generally smaller, while the coastline offers surf beaches, national parks and major river systems. The MidCoast local government area includes Taree, Forster Tuncurry and a series of smaller coastal communities, giving buyers access to regional services without having to live in a major centre. For buyers searching for coastal land for sale at Diamond Beach, Saltwater Shores offers a rare combination of beach proximity, substantial civil works already underway and a planned community setting. New coastal land estates are not common across the MidCoast. Available property often comprises individual infill lots, established homes or rural acreage, while larger masterplanned estates are concentrated in a relatively small number of locations.   ![saltwater-shores-lifestyle-family-900-600](https://saltwatershores.au/hs-fs/hubfs/saltwater-shores-lifestyle-family-900-600.jpg?width=900&height=600&name=saltwater-shores-lifestyle-family-900-600.jpg) Image: Saltwater Shores A Place For Familes #### Diamond Beach and the Hallidays Point Area [Diamond Beach](https://saltwatershores.au/diamond-beach-location-saltwater-shores-mid-north-coast) forms part of the Hallidays Point area on the Barrington Coast. It has a [six kilometre beach](https://saltwatershores.au/saltwater-shores-diamond-beach-lifestyle-blog/your-backyard-is-a-six-kilometre-beach) and a quieter coastal setting than the larger regional centres. Hallidays Point village shops, the sports club and the tavern are nearby. Forster is approximately 20 minutes by car, while Taree is approximately 25 minutes away, providing access to hospitals, schools and major retail services. The location offers a practical balance: a coastal village setting, everyday local amenities and access to the broader services available in Forster and Taree.     #### Saltwater Shores : A Land Estate Now Under Construction Saltwater Shores is an approved community title subdivision at 391 Diamond Beach Road, Diamond Beach NSW 2430. Civil construction is underway, with the project being delivered and marketed by the Saltwater Shores team. Buyers can also [view the Saltwater Shores masterplan](https://saltwatershores.au/saltwater-shores-masterplan-coastal-land-vision-at-diamond-beach) to understand the estate layout, shared areas and proximity to the beach. The land is currently zoned SP3 Tourist. Existing planning approvals allow permanent residential occupation on a limited number of lots, representing approximately 30 per cent of the estate, while different occupancy conditions apply to the remaining lots. Saltwater Shores is also progressing a planning proposal to rezone the site to General Residential. Under the [community title structure](https://saltwatershores.au/community-title-subdivision-saltwater-shores), purchasers will own their individual lot and share ownership and management of selected community property. The estate's planning controls and community management arrangements are intended to support a consistent standard of presentation and value over time. For buyers comparing coastal land in this part of the Mid North Coast, Saltwater Shores offers the advantage of an approved subdivision with civil works already underway. The first stage of construction is expected to be complete in November 2026. Current information about zoning, ownership and intended use is available in the [Saltwater Shores FAQs](https://saltwatershores.au/saltwater-shores-faqs-land-use-zoning-community-information). ![260721-saltwater-shores-east-900-600](https://saltwatershores.au/hs-fs/hubfs/260721-saltwater-shores-east-900-600.jpg?width=900&height=600&name=260721-saltwater-shores-east-900-600.jpg) Image: Saltwater Shores Progress July 2026   #### What to Do Next Construction is progressing and enquiries are open.
