What lot sizes are available?
Saltwater Shores includes a range of lot sizes from approximately 450 square metres to more than 650 square metres.
Some beachfront lots provide more than 800 square metres when their exclusive use areas are included.
The range of lot sizes is designed to suit different home styles, lifestyles and budgets.
Lot sizes vary across each release. Current availability, lot areas and release plans can be obtained from the Saltwater Shores sales team. -
Are purchasers buying vacant land or house and land packages?
Saltwater Shores is offering vacant land rather than fixed house and land packages.
Purchasers can select their preferred builder and home design, subject to the planning controls, Community Title requirements and design guidelines applying to the lot.
Should you need assistance finding a local builder, we would be happy to introduce you to several builders familiar with the area.
Purchasing & Availability

What land is currently available?
The first release, Horizons, offers premium beachfront lots positioned along the dune reserve at Diamond Beach. These are the closest lots to the ocean within the community.
Future releases will be announced to registered parties. -
How do I access pricing and the masterplan?

What is the process to secure a lot?
Once you register, our team will provide current availability and next steps. Lots are reserved on a first-come, first-served basis once contracts are issued.

Is there a deposit?
Yes. A small holding deposit applies when contracts are issued. Exact details are provided during the sales process.
Horizons Beachfront Land

Which Horizons lots permit permanent occupation?
Selected lots at Saltwater Shores are approved for permanent residential occupation, while other lots are approved for tourist and visitor accommodation.
The permitted use varies between lots. The sales team can confirm the approved occupation status of each available Horizons lot before a purchaser makes a decision.
Construction and Registration

When are the first lots expected to register?
Construction of the first release is underway, with site works expected to be completed by November 2026.
Registration of Stage 1 is currently anticipated in early 2027.
This timing remains subject to construction progress, weather conditions, authority approvals and the registration process. -
When can construction of homes commence?
Home construction can generally commence after the lot has registered, settlement has occurred and the required building and development approvals have been obtained.
Purchasers can begin working with their designer or builder before registration so their plans are ready to progress once the land becomes available. -
Can I inspect the site?
Yes. Private site inspections can be arranged so prospective purchasers can view the location, understand the estate layout and see the progress of construction.
As Saltwater Shores is an active construction site, inspections must be arranged in advance and visitors must be accompanied by an authorised representative.
Building at Saltwater Shores

Is there a nominated builder?
Purchasers are not required to use a nominated builder.
They may select their own builder and home design, provided the proposed home complies with the applicable planning requirements, design guidelines and Community Title controls.
Should you need assistance finding a local builder, we would be happy to introduce you to several builders familiar with the area. -
Are there bushfire, coastal or flood related building requirements?
The site is not mapped as bushfire prone land and is not located within a mapped flood study area.
Specific building requirements will depend on the location and characteristics of the individual lot and the details of the proposed development. -
Are there design guidelines
Yes. Guidelines ensure buildings complement the coastal environment and maintain the quality of the community. Key elements are primarily associated with sustainability and materials suited to coastal conditions.

Is there a timeframe to build?
Building timeframes are included within the Saltwater Shores Design Guidelines which can be provided by a member of our sales team.

What services are available?
Each lot will be serviced by:
• Water
• Sewer
• Electricity
• NBN
• Access roads and street lighting
Full infrastructure detail is provided in the contract documents.
Zoning & Land Use

What is the current zoning?
Saltwater Shores is currently zoned SP3 Tourist, which permits a range of holiday, recreation and short-stay uses.

Can I access my lot all year?
Yes. Owners can access their lot year-round within the SP3 Tourist framework.

Can I live here permanently?
Permanent residential occupation is permitted on selected lots within Saltwater Shores, representing approximately 30 per cent of the estate.
These lots are identified in the approved Indicative Building Envelope Plan and are subject to the specific permanent residential floor area controls applying to each lot. All other developable lots are approved for tourist and visitor accommodation.
Saltwater Shores is also progressing a Planning Proposal to rezone the site from SP3 Tourist to a permanent residential zone. The rezoning process is subject to assessment and approval by the relevant planning authorities and cannot be guaranteed. -
Will some lots be allowed permanent occupation in the future?
Selected lots are already approved for permanent residential occupation. Saltwater Shores is also progressing a Planning Proposal seeking a broader residential zoning outcome.
Any additional change remains subject to the NSW planning process and cannot be guaranteed.

What is a Planning Proposal?
A Planning Proposal is a document that explains the zoning change you are requesting and why it should be made. It is the first step in the process for changing Saltwater Shores from a Tourism to Residential zoning.
Title, Ownership & Community Structure

Are the lots freehold?
Yes. All lots are Torrens Title, giving owners full freehold ownership.

What is Community Title?
Saltwater Shores operates as a Torrens Title Community, meaning owners hold freehold lots while shared coastal spaces are collectively managed under a Community Title (CT) scheme.

What does the Community Title levy cover?
The levy funds the maintenance of shared spaces including:
• Landscaping
• Coastal buffers
• Entry features
• Shared pathways
• Any community assets -
Are there community guidelines?
Yes. The Community Management Statement (CMS) includes building envelopes, landscaping guidance and provisions designed to maintain the quality and character of the coastal setting.

Future releases are also positioned within easy walking distance to the sand. -

When will new stages be released?
Release timing will be communicated to registered parties. Demand is expected to be strong, especially for stages close to the beach.
