Zoning

Saltwater Shores is located on land currently zoned SP3 Tourist under the MidCoast Local Environmental Plan. This zoning permits a limited range of uses, primarily focused on short-term tourism and holiday accommodation. Permanent residential use is not currently permitted. A Planning Proposal has been prepared to seek additional permitted uses, including a defined level of permanent occupancy. However, this proposal is subject to formal assessment by MidCoast Council and the NSW Department of Planning, Housing and Infrastructure, and no outcome or timeframe can be guaranteed.
As it currently stands, purchasers of land at Saltwater Shores may construct dwellings on individual lots, but most of these homes must be used primarily for short-term accommodation or as holiday homes, consistent with current zoning.

Saltwater Shores will initially be released via an Expression of Interest (EOI) campaign to gauge buyer interest while approvals are finalised and construction contracts tendered. Participation in the EOI campaign does not guarantee that the project will proceed to market, which remains subject to the granting of final approvals and the sole discretion of the developer.
