The land is currently zoned SP3 Tourist. Existing planning approvals allow permanent residential occupation on a limited number of lots, representing approximately 30 per cent of the estate, while different occupancy conditions apply to the remaining lots. Saltwater Shores is also progressing a planning proposal to rezone the site to General Residential.

Under the community title structure, purchasers will own their individual lot and share ownership and management of selected community property. The estate's planning controls and community management arrangements are intended to support a consistent standard of presentation and value over time.
